Drawings Initiated

You Review It
Your first draft is typically ready in 7 working days, and within 10 at the latest. Review the designs, send us any changes, and we’ll finalise your drawings for submission.
Submission & Decision
Your plans will be submitted strategically for swift council approval. Expect a decision in 6–8 weeks. We handle any required changes for free.
Technical Design
Once plans are approved, our Structural Engineers and Architects will manage the Structural Design and Building Regulations compliance. You can also get construction quotes from us to compare.
Construction

It depends on the scope of your project. Many rear extensions and loft conversions fall under permitted development, but alterations to the main structure often require formal permission. We assess your project and advise on the best route — and handle the full application if needed.
Yes. Many home improvement projects qualify under permitted development rights, meaning no formal planning application is required. We assess whether your project qualifies and prepare the necessary documentation, including a Lawful Development Certificate if needed.
Yes. We produce full building regulations packages including structural calculations, all prepared in-house. These drawings are submitted to Building Control and issued to your builder for accurate quoting.
Absolutely. All structural calculations and designs are prepared by our chartered engineers who are registered members of the Institution of Civil Engineers. We carry full professional indemnity insurance, so you can proceed with complete confidence.
If your project involves work on or near a shared boundary, the Party Wall Act 1996 may apply. We assess whether notification is required and coordinate with a party wall surveyor when needed, ensuring the process doesn't delay your project.
A typical residential project takes around 4 weeks from consultation to planning submission. Council decisions usually take 8 weeks for householder applications. Technical drawings for building regulations follow in 5–7 working days after approval. We can fast-track urgent projects.
